Subdivision Project C

This is another one of our own projects.   The site located in a middle ring suburb on the south side of Brisbane was purchased at auction for subdivision of 1 into 2 lots, and sale as house and land.  The site had a significant constraint that was thoroughly explored prior to auction.  As the site fell away from the road the main issue was discharge of stormwater required to subdivide the property.  Through liaison with Government authorities and our civil engineers we determined three potential options to achieve stormwater discharge, essentially de-risking the project prior to auction.  The site was purchased at auction for less than we were prepared to pay for the site.   Stormwater discharge was achieved through our preferred option of running the stormwater through the downstream neighbour’s property, which was obtained in principal prior to auction, with rectification of the affected areas of that property being made.  The sites were sold as house and land for their target price and the project completed with a high profit margin on costs.
